因为根据GORDON MODEL,P=D1/(k-g)
如果市场看淡未来的租金成长"g",那么就算租金"D1"维持,楼价"P"也会跌了。
如果当时有其他更好的投资选择,或者贷款利息起,回酬率"k"就起,那么就算租金"D1"维持,楼价"P"也会跌了。
